    Grand old co-ops like those on East Lake Shore Drive provided some of the inspiration for the condominiums in a new building on the former Children’s Memorial Hospital site in Lincoln Park.

    “We wanted them to be reminiscent of those gracious homes in the prewar co-ops,” said Cadey O’Leary, the Jameson Sotheby’s International Realty agent who consulted with the developers on the design of the 32 condos at the Orchard, 2350 N.     79彩票注册网址Prices for luxury condos on the site of the former hospital, which vacated in 2012 and was demolished four years later, start at $1.4 million for certain two-bedrooms and can run to over $4 million.

    The majority of units start at $2.4 million and are three- and four-bedroom floor plans, at 2,400 to 3,750 square feet.
     
    The condos have single-story layouts and feature 10-foot ceilings with crown moldings, kitchens designed by Christopher Peacock, and outdoor terraces, all designed by River North-based firm Soucie Horner.
     
    As well as designing the condo interiors, Soucie Horner “touched every inch of this building, from the lobby to the elevators to the powder rooms,” imbuing the building with “an overall sophistication,” said O'Leary. The building's architecture is the work of prolific Chicago firm Antunovich Associates.

    All formal living spaces are on the east side of the building to capture views of the low-rise neighborhood. Condos have 40 to 50 feet of windows along the Orchard Street side, which provide views of the lake higher up in the seven-story building.
     
    The Orchard’s developers, McCaffery Interests and Hines, opened a pair of apartment towers on the west side of the site, along Lincoln, in April 2019.

    All the condos have outdoor space wired for gas, water and electricity, O’Leary said, and there's a shared garden space with an outdoor kitchen on the top of the building. The shared outdoor space was designed by Ted Wolff, whose namesake Chicago landscape architecture firm recently folded into Chicago urban design and planning firm Confluence.
     
    The condos are scheduled for delivery in fall 2020, O’Leary said. Three are under contract, she said, and a marketing campaign begins soon.
